Resident Property Manager – Goldsby/Norman Area

We have a need for a Self-Storage Manager with 2+ years of storage/retail experience who possesses excellent customer service and communication skills to join our team in northwest Oklahoma City. You will receive the training needed to excel in one of the fastest growing industries and can be part of a fast-growing family business that rewards your hard work in managing a self-storage facility.
We are seeking an individual who is ambitious, process focused and professional to manage the facility as if it were their own. We place great emphasis on friendly, professional managers and our commitment to clean, secure, and well-maintained facilities. Our full-time Property Manager is responsible for the daily operations of their facilities and reports to the area District Manager.
Job Description:
Responsible for phone, internet and walk-in inquiry conversions - Renting Storage Units
Collecting Payments
Making Collection Calls and ensuring ARs are less than 3% each month
Maximizing Occupancy and Rents
Maximizing Revenue and Overseeing all aspects of the operation of the facility
Responsible for recommendations and implementation of local marketing initiatives
Marketing to local businesses and apartment managers
Responsible for customer service (rentals, payments, sales and customer issues)
Ability to be driven by performance goals
Responsible for maintaining customer files and auction statuses
Responsible for maintaining and improving facility appearance
Responsible for daily walkthrough of our facility
Responsible for twice weekly bank runs/deposits
Light to heavy maintenance and clean-up work required
Responsible for cleaning units and interior buildings
Self-Storage management experience a plus
Rent trucks and trailers with U-Haul
Will need to be able to assist customers with towing hook-ups
Clean U-Haul rental trucks

+ Ability to Improve the overall curb-appeal of the facility to keep it clean, fresh and uncluttered
+ Ability to improve the landscaping around the facility
+ Ability to manage third-party contractors hired for various capital improvement projects
Total Compensation for the Property Manager includes:
+ $2470/month, paid as hourly wages ($13/hr. + 1 hr. OT each full day worked) based on a 40-hour work week
+ On-site housing is provided with all utilities paid. On-site apartment available after 90 day probationary period.
+ In addition to hourly pay, strong potential to earn additional annual commission if performance incentives are met

Job Qualifications:
Must be eligible to work in the United States
Must have a valid driver’s license and reliable transportation
Must have a High School Diploma/GED equivalent and at least two years of related experience (sales/customer service/leasing/rentals)
Must be a team player and have strong leadership skills
Must be profit driven
Proficient with computers: Word, Excel, Internet
Job requires constant movement and must be able to lift and move 35 lbs. regularly and occasionally up to 50 lbs.
Must have clean employment history, criminal history, driving record and drug test. A background check will be conducted
